Terms & Conditions

Please read these terms carefully before using Veasy. By creating an
account or listing a property you agree to be bound by them. If you do
not agree, do not use the platform.
1. About Veasy
Veasy is operated by Veasy Ltd, a company registered
in England and Wales (company registration number to be confirmed).
Our registered address will be published here once confirmed.
Veasy is an online platform that allows property owners in England to
list their property for sale, generate a QR code and property sign,
and connect directly with prospective buyers for viewings and offers —
without the involvement of a traditional estate agent.
These Terms & Conditions ("Terms") govern your use of the Veasy
website and all associated services available at
veasy.io (the "Platform"). By registering, listing a
property, or booking a viewing through the Platform, you agree to
these Terms.
2. Eligibility
To use Veasy you must:
- Be at least 18 years of age.

Be based in England. The Platform is currently
available for properties in England only.

If listing a property, be the legal owner of the property
or have the legal authority to market it for sale
(for example, as a personal representative of an estate).

Provide accurate and truthful information when creating an account
or listing a property.
By using the Platform you confirm that you meet these requirements. We
reserve the right to suspend or remove any account where eligibility
requirements are not met.
3. What Veasy provides
As a seller, Veasy provides you with:

A publicly accessible property listing page with photos,
description, and key details.

A unique QR code and property code for use on your sign or window
display.
-
A booking system that allows verified prospective buyers to request
viewings at times you set.

A seller dashboard to manage your listing, viewings, and offers.
-
An offer negotiation tool to receive, counter, and accept offers
directly from buyers.
-
A physical property sign or board, selected at the time of listing,
delivered to your door within 2–3 working days.
- A step-by-step selling guide and conveyancing checklist.
As a buyer, Veasy provides you with:

Access to property listings and the ability to request viewings once
your identity has been verified.

The ability to submit and negotiate offers on properties directly
with sellers.
Veasy may update, add to, or remove features of the Platform at any
time. We will endeavour to provide reasonable notice of any
significant changes.
4. What Veasy is not
Veasy is a technology platform, not an estate agent, property agent,
solicitor, mortgage broker, or financial adviser. We are not a party
to any property transaction.
Veasy does not:

Act as an estate agent or provide regulated estate agency services
as defined under the Estate Agents Act 1979.
- Provide legal, financial, tax, or conveyancing advice.

Verify the accuracy of property descriptions, photos, prices, or any
other listing information provided by sellers.
- Conduct valuations or surveys.

Facilitate or hold money on behalf of any party in connection with a
property sale.

Guarantee that a property will sell, that viewings will be
completed, or that any offer will be accepted.
Any property transaction that results from use of the Platform is
entirely between the seller and buyer. Veasy's involvement ends at the
point of connection.
5. Seller responsibilities
As a seller you agree to:

Accuracy: Ensure all information in your listing —
including address, price, description, photos, floor area, EPC
rating, and tenure — is accurate, complete, and not misleading.

EPC: Confirm that you have obtained or at minimum
commissioned an Energy Performance Certificate (EPC) before
publishing your listing, as required by law in England.

Legal title: Confirm that you have the legal right
to sell or market the property.

Viewings: Set realistic availability for viewings
and honour confirmed viewing appointments. Repeated cancellations or
failures to attend may result in your account being reviewed.

Conduct: Treat prospective buyers respectfully and
professionally at all times.

Compliance: Comply with all applicable laws
relating to the sale of residential property in England, including
but not limited to consumer protection, anti-money laundering, and
property misdescription legislation.
Veasy accepts no liability for any loss suffered by a buyer or third
party as a result of inaccurate or misleading listing information
provided by you.
6. Buyer responsibilities
As a buyer you agree to:

Accuracy: Provide truthful and accurate personal
details when verifying your identity and booking a viewing.

Viewings: Attend confirmed viewings. Missed
viewings without reasonable notice are recorded on your profile and
may be visible to sellers. Excessive missed viewings may result in
restricted access to the Platform.

Conduct: Behave respectfully and professionally
when interacting with sellers and their properties.

Due diligence: Carry out your own independent
checks — including surveys, searches, and legal due diligence —
before making or committing to any offer. Veasy does not verify
listing information on your behalf.
7. Listing fees and payment
Listing a property on Veasy requires a one-off fee based on the
package you select:
- Starter (Window-first): £75
- Plus (Corrugated Board): £99
- Premium (Full Agent Sign): £149
All prices are quoted in pounds sterling (GBP) and are inclusive of
VAT where applicable. Payment is processed securely via
Stripe at the time of listing. We do not store your
card details.
Your listing will go live on the Platform immediately upon successful
payment. There are no ongoing fees, no commission, and no charges
related to viewings or offers.
Buyers use the Platform free of charge.
8. No-refund policy
All listing fees are non-refundable once payment has
been processed. This applies in all circumstances, including but not
limited to: the property selling quickly, the listing being withdrawn,
the seller changing their mind, or an incorrect address being entered.
You are asked to confirm your property address before payment is
taken, and you are given the opportunity to review your listing
details at checkout. By completing payment you acknowledge that you
have read and understood this no-refund policy.
In the event of a technical failure on our part that prevents your
listing from going live, we will endeavour to resolve the issue
promptly. If we are unable to do so within a reasonable time, we will
assess refund eligibility on a case-by-case basis at our sole
discretion.
This does not affect any statutory rights you may have under
applicable consumer protection legislation.
9. Sign and board collection
Where your package includes a physical sign or board, it will be
delivered to the address you provide within
2–3 working days of your listing going live. You are
responsible for installing the sign in accordance with any applicable
planning conditions or restrictions that may apply to your property.
When your property is marked as sold on the Platform, Veasy will
arrange collection of the sign. You agree to make
reasonable efforts to leave the sign accessible
outside your property (for example, by the front door or garden gate)
to facilitate collection.
At this stage there is no charge or penalty if the sign cannot be
collected. We ask simply that you cooperate with our collection
efforts in good faith.
10. Disputes between users
Veasy provides a platform to connect sellers and buyers. We are not a
party to any agreement, negotiation, or transaction between them.
Any disputes that arise between a seller and a buyer — including but
not limited to disputes about viewings, offers, the condition of a
property, or the property transaction itself — are entirely a matter
between the parties concerned. Veasy has no obligation to intervene,
mediate, or resolve such disputes.
If you have a dispute with another user, we encourage you to seek
independent legal advice.
11. Our liability to you
To the fullest extent permitted by law:

Veasy provides the Platform on an
"as is" and "as available" basis. We do not warrant
that the Platform will be uninterrupted, error-free, or free from
viruses or other harmful components.

We accept no liability for any
indirect, consequential, special, or incidental loss
arising from your use of the Platform, including but not limited to
loss of sale, loss of profit, or loss of opportunity.

Our total liability to you in connection with your
use of the Platform shall not exceed the amount you paid for your
listing (i.e. £75, £99, or £149 as applicable). If you are a buyer
and have paid nothing, our liability is limited to £1.
Nothing in these Terms limits or excludes our liability for death or
personal injury caused by our negligence, fraud or fraudulent
misrepresentation, or any other matter that cannot be excluded by law.
12. Your data and privacy
Veasy collects and processes personal data from both sellers and
buyers in order to operate the Platform. The key points are:

Sellers: We collect your name, email address, phone
number, and property details. This data is used to operate your
account, manage your listing, and send you notifications about
viewings and offers.

Buyers: We collect your name, email address, phone
number, and buying position when you verify your identity to book a
viewing. If a viewing is confirmed, your contact details are shared
with the seller.

Payments: Payment is handled entirely by Stripe.
Veasy does not store your card number or payment credentials.
Stripe's own privacy policy and terms apply to payment processing.

Communications: We use Resend (email) and Twilio
(SMS) to send verification codes and notifications. These providers
process your contact details on our behalf.

Retention: Account and property data is retained
while your account is active and for a reasonable period thereafter,
subject to our data retention policy.

By using Veasy you consent to the collection and use of your data as
described above and in our Privacy Policy.
13. Accounts and termination
You are responsible for maintaining the security of your account
credentials. Do not share your password with anyone. You are liable
for all activity that occurs under your account.
Veasy reserves the right to suspend or permanently terminate any
account, without refund, where:

There is evidence of fraudulent, misleading, or abusive activity.

A user has repeatedly failed to attend confirmed viewings without
notice.
- A listing contains false, inaccurate, or illegal content.
- A user is in breach of these Terms.
You may close your account at any time by contacting us at
hello@veasy.io. Closing your
account does not entitle you to a refund of any listing fees already
paid.
14. Changes to these Terms
We may update these Terms from time to time. Where a change is
material, we will notify registered sellers by email and update the
"Last updated" date at the top of this page.
Your continued use of the Platform after changes take effect
constitutes your acceptance of the updated Terms. If you do not agree
to the updated Terms, you should stop using the Platform and close
your account.
15. Governing law
These Terms are governed by and construed in accordance with the laws
of England and Wales. Any disputes arising under or
in connection with these Terms shall be subject to the exclusive
jurisdiction of the courts of England and Wales.
